Tips For Selling Your House Or Condo
You’ve already decided to sell. Now it’s time to give your property a serious look-over and find out what your house or condo needs to make it marketable. Don’t start out by tackling major renovations that cost a fortune. Take care of some of the smaller problems first. That may be enough to get your home listed and for a successful sale.
Exterior – Making Sure Your Property Is Appealing From All Angles
- Look at the condition of your home’s paint. A touch up may be enough.
- Use a power washer to thoroughly clean the outside.
- Do you have shrubs that cover walkways or block windows? Give them all a trim.
- Keep your lawn moved and your yard free of weeds.
- Give the driveway a good scrub and keep it clear.
- Clean and organize the garage and get rid of the clutter.
- Plant some colorful flowers.
- Update your front door hardware, perhaps putting in a new doorknob, doorbell or doorknocker. Buyers take a good look at the front door when they come to call.
Interior – De-Clutter and Clean Your Living Space
- Your foyer and hallways should be clear of clutter, making them look more spacious.
- Remove clutter from all the rooms. Don’t just stash it in the closet, buyers will look. Rent some storage space for things that you just can’t bear to part with, but just take up too much space.
- Remove excess furniture and put it in storage. Rearrange what’s left to make the room seem larger.
- Replace outdated light fixtures. These can be inexpensive as long as they look nice.
- Get your carpets and drapes professionally cleaned. Make sure all your window treatments are in good shape.
- Take all the clutter off your kitchen counters and give that room a thorough clean as well.
- Take the magnets off the refrigerator and clean out the inside. Buyers just might open the door.
- Keep some of your closet space empty, it makes the closets look bigger.
- Put the family photos away. Buyers are more likely to envision the home as theirs.
- Fix leaky toilets and faucets. An annoying drip won’t help you make a sale.
- Repair squeaky floorboards.
- Put in new furnace filters, it makes the furnace run more efficiently.
- Wash the inside and outside of all windows.
- Take a look around your sinks and tubs and apply fresh caulk if needed.
- Thoroughly clean countertops, sinks, toilets and shower stalls.
- Keep bathroom counters clutter free.
Making Your Home Open House Ready
- All lights should be turned on.
- Let in as much natural light as possible by opening all the curtains.
- Light your fireplace, if you have one, to show welcome.
- Put fresh flowers in prominent locations throughout the home. The entryway is a good start.
- Rid your home of unpleasant odors several hours before your open house starts.
- If you have pets, confine them to one room for open houses or showings. You might consider leaving them outside or even getting someone to “pet sit” offsite.
